- How much does concrete power washing and sealing cost?
- For a wash-and-seal job — proper pressure washing, adequate dry time, and a quality sealer with materials included — pricing starts around $2.00 to $2.50 per square foot, with a $600 minimum. As an example, a 1,000-square-foot driveway typically runs about $2,000 to $2,500 for wash and seal, before any significant stain or crack remediation. The biggest variable is the sealer itself: a basic penetrating clear sealer is a very different job from a decorative wet-look acrylic or a polyurethane coating system. We'll walk you through the sealer options and give you a fixed-price quote for the one that fits your surface and budget before any work starts.
- Will power washing damage my concrete?
- Not when it's done right. Concrete is durable, but too much pressure or the wrong technique can etch or spall a weak or older surface. We match the pressure and nozzle to the condition of your concrete and use flat-surface cleaners for an even result, so you get it clean without chewing up the surface.
- Do I really need to seal it, or is washing enough?
- Washing alone makes it look great, but the concrete is still porous, so new stains and moisture start soaking back in right away. Sealing is what protects that clean result — it repels stains and, importantly in Pittsburgh, slows the freeze-thaw cycle that cracks and flakes untreated concrete over winter. - Can you get out oil and rust stains?
- Often, yes — we pre-treat oil, rust, and organic stains before washing, which lifts most of them. Some deep, old stains are set into the concrete and may lighten rather than disappear completely. - How long does it take?
- Most residential driveways, patios, and walkways are a same-day job. If you add sealing, the surface needs to be fully dry first, so that's usually applied after the concrete has dried — sometimes the same day in good weather, sometimes a return visit. We schedule around the forecast since the surface needs to be dry to seal.
- Is the work warrantied?
- Our workmanship is covered by our 1-year workmanship warranty. Because cleaned and sealed concrete sits outside and takes traffic, weather, and new spills every day, the ongoing appearance and the sealer's lifespan aren't covered — those depend on use and the elements.
